I am interested in getting familiar with commerical real estate.
I am currently only in residential real estate.
What do I need to get into commercial real estate?
Such as…
-What kind of membership do I need?
-Do I need to buy any key access?
-What about MLS?
Please help me what step I need to take for learning commercial real estate?
Thank you so much,
You need to work with a company that specializes in commercial real estate.
Most commercial firms will provide access to loopnet (a type of commercial MLS)
You really need to step up your sales skills, commercial brokers generally have at least undergrad and many have MBA’s and JD’s.
First and foremost, you need to get a real estate license unless you already have one from your residential real estate job. Like the other person suggested, most likely you will also need a college degree (just to even be considered for such a position since the field is pretty competitive).
Networking is one of the best ways to get to know other brokers and possibly find a position with a commercial real estate company. Look into becoming a member of your local NAIOP chapter – this is one of the most prominent organizations in the field of commercial real estate.
As far as listings and such, the best source right now is costar.com. Their fees are pricey but if you land a job with a decent company, they will most likely have company access. Loopnet is another source – they have free and paid membership and were recently acquired by Costar.
The commercial real estate market is tough right now so it may be a bit harder to get into it now than it was a couple of years ago.
